The agreement between you and Sri Sai Enterprises when you use this service.

1. Who we are
This website and service are operated by Sri Sai Enterprises, a document-facilitation service based in Bengaluru, Karnataka, with its office at #304, 1st Floor, 14th Main, Behind Buddha Vihar, Aremane Nagara, Sadashiva Nagar, Bengaluru – 560080, Karnataka, India (“Sri Sai”, “we”, “us”). By creating an account, requesting a service, or otherwise using this website, you agree to these Terms of Service.
2. What Sri Sai does
Sri Sai is a private facilitation and documentation-support service. We help you prepare, organise and submit paperwork for government and civic services in Karnataka — such as property records, khata, registrations and related work — and coordinate the steps on your behalf.
We are not a government body, department or portal, and we are not a law firm. We do not issue any government document or approval ourselves, and nothing on this site is legal, tax or financial advice. Government departments decide the outcome of every application according to their own rules, fees and timelines.
3. Eligibility
You must be at least 18 years old and able to enter into a binding contract under Indian law to use this service. By using it you confirm that the information you give us is true and that you are authorised to request work on the documents you submit.
4. Your responsibilities
- Give accurate, complete and up-to-date information about yourself and your case.
- Submit only genuine documents that belong to you or that you are lawfully authorised to use. Do not ask us to create, alter or use any forged, fake or substitute document.
- Respond to requests for information or documents needed to progress your case.
- Keep your login credentials confidential; you are responsible for activity on your account.
5. Charges and payment
We share a charge for your case after reviewing it — there are no fixed public price lists. Our charge is for our facilitation and support work. Government fees, stamp duty, registration charges and any third-party costs are separate and are payable to the respective authority; where we collect them on your behalf we pass them through to that authority.
Payments are made using the payment method shown in the app (for example UPI). Please read our Refund & Cancellation Policy before paying.
6. Identity verification and authorization
Because we act on your behalf before government offices, we may ask you to verify your identity (for example, by capturing a photo of a valid government ID) and to authorise us to act on a specific case. Authorization is confirmed with a one-time code (OTP) sent to your phone, together with your typed name and a timestamp, which together form your electronic consent under the Information Technology Act, 2000. We begin or continue work on a case once the necessary verification and authorization are in place.
7. Timelines and government dependencies
Any timeline we mention is an estimate. The progress and outcome of your case depend on government offices, portals, official calculators, jurisdiction and current circulars, which are outside our control. We do not guarantee a particular result, approval, or completion date, and delays or rejections by an authority are not a failure of our service.
8. Prohibited use
You may not use this service for any unlawful purpose, to submit false or forged documents, to impersonate another person, or to obtain a document or benefit you are not entitled to. We may refuse or stop work on any case we reasonably believe involves fraud, misrepresentation or illegality, and we may report it to the relevant authorities where required by law.
9. Limitation of liability
To the maximum extent permitted by law, Sri Sai is not liable for any indirect or consequential loss, or for losses arising from government decisions, delays, incorrect information you provide, or events beyond our reasonable control. Our total liability for any claim connected with a case is limited to the facilitation charge you paid us for that case. Nothing in these terms excludes any liability that cannot be excluded under Indian law.
10. Suspension or closure of account
We may suspend or close your account, or decline service, if you breach these terms, if required by law, or to protect our staff, other customers or the service. You may stop using the service at any time; charges already due for work done remain payable.
11. Changes to these terms
We may update these terms from time to time. The “Last updated” date at the top of this page shows when they last changed. Continuing to use the service after a change means you accept the updated terms.
12. Governing law and jurisdiction
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising out of or relating to them or to your use of the service.
