What approvals do I need to build a house?
Before construction you need a sanctioned building plan from the local authority — BBMP, BDA, BMRDA or BIAAPA depending on where the site is. After construction, the completion and occupancy certificates confirm the building matches the plan.
Why does the Occupancy Certificate matter?
The OC states the building is fit to occupy. Banks ask for it during loans, buyers ask for it during resale, and some utility and Khata processes depend on it. Missing OC on an existing building is a common problem we help resolve.
What documents are needed to apply?
The property documents, Khata and tax records, the site or plan details, and any earlier application numbers or NOCs you already have. We review the file and tell you exactly what is missing before anything is submitted.
How long do approvals take?
It depends on the authority and whether an inspection is involved — typically a few weeks for plan sanction, and OC or CC timelines vary with the file. We follow up with the office so the file keeps moving.
What are the fees?
Sanction fees are set by the authority and depend on the site and built-up area. Our service charge is confirmed after the free review of your papers.
